All home plans sold by Archival Designs are designed to comply with the International Residential Code (IRC) and local codes of the area where the designer lives or the home they build.
All building designs are designed to meet or exceed national building standards required by the International Residential Code (IRC). Because of the climatic and geographic differences across North America, all cities, municipalities and states have specific building codes and regulations that must be followed in order to obtain a building permit. Before purchasing a home plan kit, we recommend meeting with your local building official to determine the building requirements for your area. It is the responsibility of the customer and/or builder to ensure that the structure is built to meet codes in their area.
It is not marked or signed by an artist or engineer. Also, building plans usually do not include engineering/technical information. Please check with your local building officials to determine if a permit is required. If required, the Department of Buildings will only accept a certificate from a licensed professional in the county where the building is constructed.
Depending on the building requirements of your city, state, and county, building plans may need to be reviewed by a licensed architect or engineer for building specifications and standards before construction begins. This is especially true on the coast and for those dealing with natural disasters, high winds and heavy snow. If you are building in any of these areas, you may need a licensed structural engineer to provide the necessary calculations and additional drawings. We permit the use of our plans subject to your obligation and agreement to strictly comply with all local laws, rules, regulations and requirements, including permits and inspections during and during construction. We recommend checking with your local building department for the most up-to-date requirements. Buyer and/or builder are responsible for additional costs incurred by meeting community or other construction requirements.
English Old World House Design
Our plans are designed for typical conditions and may need to be adjusted to suit your specific site conditions. The foundation shall be modified by a local structural engineer to conform to soil analysis and structural requirements.
Our house plans will include electrical drawings; However, it does not include circuitry or cables. Your electrical contractor will usually provide these diagrams.
HVAC and plumbing drawings are not included. Your engineers and plumbing subcontractors will select the best layout for your site. Local HVAC codes, climate requirements and commonly used systems vary by country. The direction of water into the house varies from case to case. For this reason, general plans cannot be given.
