All home plans are designed to comply with building regulations, when and where they are designed.

In addition to the house plans you order, you may need a site plan that shows where the house is located on the property. You may also need fasteners sized to accommodate roof loads specific to your area. Your home builder can usually help you with this. If the sanitary sewer system is not serviceable, you may also need a septic design. Many areas now have energy codes that must be met as well. This usually involves filling out a simple form that provides the necessary documents to match your home plans.

In some regions, you must take a second step to ensure your home plans meet local regulations. Some areas of North America have very strict technical requirements. Examples include earthquakes along the California and Pacific coasts, and hurricane-prone areas along Florida, the Gulf Coast, and the Carolinas. New York, New Jersey, Nevada and parts of Illinois also require an inspection by a local professional. If you are building in these areas, you will likely need to hire a state-licensed structural engineer to analyze the project and provide additional drawings and calculations required by the building department. If you’re not sure, building departments usually have a handout that will give you a list of everything you need to get a permit.
