You may also need properly sized rafters to support roof loads specific to your region. Your home builder can usually help you with this. If you’re not sure, building departments usually have a pamphlet they give you that lists all the things they need to submit in order to apply for and get a building permit.

Additionally, stock plans do not have a professional stamp attached to them. If your building department requires it, they will only accept a seal from a professional licensed in the state where you plan to build. In this case, you should take your house plans to a local engineer or architect to check and mark them. Basic Floor Plan: Shows the location and dimensions of walls, doors and windows. Including the location of appliances, toilets, beams, ceiling height, etc.

Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is attached showing all the details of the basement.

Section and Details: Shows a cross section of the house. Features support members, exterior and interior materials, insulation, and foundations. Specific details such as fireplaces, stairs, decks, etc. are drawn at 1/2″ = 1′ scale and appear as needed on all prints.

The concept plan package will save you valuable time and resources by providing you with the essential design elements, allowing a local designer, architect or engineer to complete construction documents based on construction practices. , site requirements and conditions in your area.
