All home plans are designed to meet or exceed national building codes as required by the International Residential Code (IRC). Due to the diversity of climate and geography across North America, each city, municipality and county has its own building code and regulations that must be met in order to obtain a building permit. Before purchasing a set of house plans, we recommend consulting with your local building official to determine local building requirements. Ensure that the buyer and/or builder constructs the structure in accordance with local codes.
Slab Floor Plans
Housing plans are not sealed or signed by architects or engineers. Additionally, residential plans typically do not include structural engineering records or calculations. Check with your local building authority to see if a stamp is required. If necessary, the Building Department will only accept marks from qualified professionals in the state where the home will be built.
Depending on your city, county or state building requirements, your home plan may need to be reviewed for structural details and code standards by a local licensed architect or engineer before construction begins. This is especially true along the coast and in areas prone to earthquakes, high winds and heavy snow. If you are building in one of these areas, you will need a qualified structural engineer to provide the necessary calculations and additional drawings. We use your obligations and agreement to use our plans to comply with all local building codes, ordinances, regulations, and requirements, including permits and inspections during construction and during inspections. We recommend checking with your local building department for the latest requirements. The buyer and/or builder is responsible for any additional costs associated with compliance with municipal or other building requirements.
Our basic plans are designed for general conditions and may need to be adjusted to suit specific site conditions. The foundation must be modified by the local structural engineer to comply with soil test laboratory results and local building requirements.
Our house plans have schematic electrical drawings. However, it does not include circuit or wire size. Your electrical contractor will usually provide these drawings.

HVAC and plumbing drawings are not included. Mechanical and plumbing contractors will determine the best layout for the site. Local HVAC codes, climate requirements, and commonly used systems vary by country. How water flows into your home. Therefore, we cannot offer a universal plan.
