The Best House Plans Under 2,000 Square Feet
All home plans are designed to conform to the building codes of when and where the original home was built.
In addition to the house plans you order, you may also need a site plan showing where the house will be located on the property. You may need to widen the beams to accommodate roof loads specific to your area. Your local builder can often help you with this. You may need a septic system unless your lot is served by a sewer system. Many areas now have area-specific energy codes that must also be followed. This usually involves filling out a simple form that provides documents that match your local plans.
In some areas, you’ll need to take an extra step to ensure your home plans comply with local codes. Some areas of North America have more stringent engineering requirements. Examples of this would be, but not limited to, the earthquake prone areas of California and the Pacific Coast, the hurricane prone areas of Florida, the Gulf Coast and the Carolina Coast. New York, New Jersey, Nevada and parts of Illinois also require a local professional inspection. If you are building in these areas, you will need to hire a state-licensed structural engineer to analyze the plan and provide other drawings and calculations required by your building department. . If you’re not sure, building departments often have leaflets that list everything you need to get and issue a building permit.
Additionally, stock plans do not have an expert stamp attached. If your building department requires one, they will accept stamps from a licensed professional in the state where you plan to build. In this case, you will need to take your house plans to a local engineer or architect for review and approval.
