Doing homework is one of my favorite things. I love taking the complexity of a place, day or argument and giving it a new meaning, welcoming and entertaining with something new of a simple nature. We immediately touched up and organized the property we had purchased a few years ago and put it on the market. Over the years I have had the opportunity to list many homes for sale, and I wish I could do it more often! It’s a fun and fulfilling job. If you’re looking to design your own home, or vacant property for sale, there are some simple tips you can follow to present it at its best and sell quickly.
How To Stage Your Home To Sell It For More Money — The Sorry Girls
You only get one chance to make a good first impression, and increasing curb appeal at your property is important! Depending on the type of property you’re selling, this could mean cleaning up the yard and improving the landscaping. Put a planter filled with beautiful seasonal flowers, and make sure the veranda or entrance is clean and clutter-free. Repair signs of damage or wear and tear so your home is well maintained. Consider brightening up the entryway by adding a fresh coat of paint, a clean and welcoming doormat, and a new chandelier. Enhance the freshness and well-crafted feel of your home by making an attractive first impression in the entrance hall. Consider style and function in this space, adding hooks and a small chair or table to give customers the impression that your entryway, no matter how small, is a functional space. Also appropriate.
Then, clean your property from head to toe. Wash floors, walls, trim and ceilings if they are soiled or dirty. Don’t forget in the kitchen and bathroom! When it is completely clean, check the condition of the paint. If it hasn’t been painted in two years, it may need a new coat of paint on the walls and/or trim work. If you’re repainting, apply neutral colors that will allow potential buyers to look beyond the decor and picture themselves living in your home. It’s amazing how “new” a house looks after a good cleaning and fresh paint. Don’t miss those original boards and shutters! They are more sophisticated than you think.
Make sure your furniture and decor are clean. Old furniture and fixtures can give buyers the impression that your home is outdated and in need of renovation (more time and money!). Consider upgrading lighting, window treatments or flooring if it’s sunny or dark or has poor conditions. If your kitchen or bathroom is cluttered, refresh it with fresh paint and furniture. When buyers see old and obsolete items, it’s a sign of money (and work!) in their minds. And sometimes these little things can do “a lot of work” in their brains, so even if they are all simple, they tend to fixate on themselves a little.

You want buyers to see love living in your home, so you’ll want to remove any personal items that might interfere with their ability to visualize. Personal photos, clutter on the refrigerator and stacked cabinets can give the impression that your home is very small and has no room for storage. You may want to pack your things before moving to make some space in your closets. Now, before the move, do a big purge, and keep the essentials simple while packing and storing away the things you don’t need until you move.

Doing this can be stressful, but it doesn’t have to be! You don’t have to go out and spend a lot of money – I’ve done it all for free, not a single penny (except completing our planned projects and cleaning the house) at our place for you. Some other ideas are to sprinkle fresh flowers around your home, turn on the lights for an hour or two before the show, and add some beautiful plants for your front porch.
When all else fails, one thing that has helped us a lot is asking ourselves, “Would this problem area deter someone from buying our home?” For example, we didn’t try to remove a tree that was on the side of the house, but we knew it wouldn’t be much of a problem. It’s about prioritizing and knowing what will actually change or not.
