Homes with narrow footprints may look smaller from the street, but they can actually live large. Most house plans use the space in an efficient and effective way by extending the house or adding floors. A second or third floor for bedrooms and family rooms can provide as much separation of space and privacy as other types of house plans. This is a great way to increase the square footage of a home on a tight lot.

Some narrow plans may also include day basements or even basement garages. Basement space can be used for recreation, hobby space or storage.

Kitchens are usually designed in an “L” shape with an island that functions as a breakfast nook and serves as a partition from the dining room.

Contemporary Ranch Design Fits Well On Narrow Lot

This narrow plan would be adaptable to an urban or rural residential landscape with generous use of natural materials and a simple design. A low-sloped roofline with cross-paned window caps is accentuated by wide eaves, while wainscoting and clapboard and clapboard finishes further emphasize the Craftsman-style home plan. The ubiquitous front porch, which boasts column thrust beams supported by brick and an open balustrade, further reinforces the home’s organic elements. The interior floor plan has approximately 1,800 square feet of living space, offering three bedrooms and two bathrooms in the space. Special details increase the functionality and efficiency of the home’s floor area, while increasing the comfort and satisfaction of the homeowner.

As you enter the bungalow, a great great room is revealed with a beautiful fireplace and 10′ ceiling height. Off the great room is a formal dining room that boasts a triple wall of windows and opens to a family friendly kitchen. The walk-in pantry occupies the space between the dining room and kitchen; the kitchen itself has a large center island with a breakfast nook, an appliance garage and plenty of counter and cupboard space. The home office/flex space is cleverly designed and strategically located away from the kitchen. There is a car port in the rear, a covered porch for entertaining and an adjacent storage room located at the rear exterior of the home. The conveniently located laundry/mud room has a sink, counter and hanging space to dry clothes. The guest laundry room is located across the hall from the laundry room. A small main hallway contains two family bedrooms; each of which is spacious with a view from the window and plenty of wardrobe space. There is a laundry closet in the hallway and a shared bathroom in the hallway with a tub/shower combo for use in the bedroom. The owner’s quarters are located at the back of the house for privacy and have a spacious bedroom with beautiful views from the windows and 10′ ceiling height. The master bedroom’s large walk-in closet is accessed through French doors at one end of the room, while the en-suite master bathroom is at the opposite end of the bedroom. The focal point of the bathroom is a beautiful garden tub surrounded by a picture window; in addition, there are separate double sinks, a linen closet, a separate shower and a separate toilet. This home features a distinctive Craftsman design that incorporates efficient use of space, minimal hall space, and a layout that maintains good flow for entertaining family and friends.

Narrow house plans are perfect house plans for narrower homes. Many neighborhoods today are zoned for 50-foot-wide lots, requiring a 5-foot side yard, making the maximum house width 40 feet. Additionally, many of the older homes to be replaced were built on tighter lots. Or maybe you just prefer a smaller home to enjoy a larger yard.

At Design Basics, we offer narrow floor plans in a variety of sizes, levels and design styles. All our plans have customization options, so you can include all your needs!

Narrow zoning plans often provide a more affordable housing option for those living in densely populated cities and subdivisions where tighter zoning is common. Narrow Lot House Plans: Modern Luxury Narrow Lot Home Floor Plans

Our selection of narrow houses comes in a variety of sizes and styles, so you can choose the one that best suits your needs. Here are some of the features you can expect from a tight layout!

Many narrow homes maximize space by building up or down, not out. You’ll often find these homes have two stories or a basement, so there’s still plenty of room for living and entertaining. Also, consider whether the included optional layouts for kitchens, bathrooms, and other spaces featured with some of these models work for you.

Because these houses have a smaller width, if there is an attached garage, it is more often designed to enter from the front, making it easier to park a vehicle without having to make sharp turns.

Narrow houses are usually close to other buildings that surround them. But that doesn’t mean you have to sacrifice your privacy. These homes are often designed to provide the privacy of a front porch and/or back deck for your outdoor living enjoyment!
