A mirror reverse set is a printed copy of your house, resulting in the same image you would see if you held the drawing up to a mirror. Everything, including the text, is a step back from the original design. These types of drawings are commonly used to more advantageously reuse an original plan on a site, either because the owner prefers it or because of the limitations of the site itself. Note: Mirror reversing kits are only available with a 5 or 8 copy set. With a reproducible set, PDF or CAD, you can print mirror copies locally. Additionally: 5 child sets selected, should only allow 4 mirrored sets to be selected. 8 Copy the selected game, it should only allow selection of 7 mirrored games.

Unless you purchase an “unlimited” set of plans or a multi-use license, you can only build one house from a set of plans. Please call to verify if you plan to build multiple times. Plan licenses are non-transferable and non-resalable.

In addition to the house plans you order, you may also need a site plan that shows where the house will be located on the property. You may also need joists sized to support roof loads specific to your area. Your home builder can usually help you with this. You may also need a septic design unless your lot is served by a sanitary sewer system. Many regions now have area-specific energy codes that must also be followed. This normally involves filling in a simple form providing documentation that your house plans are compliant.

In some areas, you’ll need to take a second step to make sure your house plans meet local codes. Some regions in North America have very strict technical requirements. Examples of this would be, but are not limited to, the earthquake-prone areas of California and the Pacific Coast, as well as the hurricane-prone areas of the Florida, Gulf, and Carolina coasts. New York, New Jersey, Nevada and parts of Illinois should also be examined by a local professional. If you are building in these areas, you will likely need to hire a state-licensed structural engineer to review the design and provide additional drawings and calculations required by your building department. If you’re not sure, building departments usually have a document they’ll give you that lists all the items they need to submit and get a building permit.

In addition, property plans do not have a professional stamp. If your building department requires one, they will only accept a stamp from a licensed professional in the state where you plan to build. In this case, you will need to take your house plans to a local engineer or architect for review and stamping. Additionally, plans used to build homes in Nevada must be drawn up by a licensed Nevada architect. All plans are copyrighted by our designers.
